Stop Water, Pests & AC Loss — With the Right Seal
We replace every weather seal type — bottom, sides, top, and threshold — using Florida-grade materials that hold up to UV and humidity. Most replacements take under 90 minutes and we always end with a water and pest-tightness check before we walk away.
What’s Included in Every Replacement:
We measure your door, check for warping, and confirm which seal profiles fit your specific brand and model.
Cracked rubber, broken retainers, and old adhesive are all removed cleanly — no bits left in the track.
New U-shape, T-shape, or bulb-style astragal sized to your door — the seal that does the heavy lifting against water.
Vinyl-flanged jamb stops nailed in tight to the frame so wind-driven rain and bugs can’t sneak past the sides.
New top seal where it meets the header — the spot homeowners always forget but where most heat sneaks in.
Rubber threshold bonded to the floor for an extra waterproof line. We recommend it for low-slope driveways.
We close the door and inspect every seam from inside — daylight gaps, drafts, and wide cracks all flagged before we sign off.
Old rubber, retainers, fasteners, and packaging hauled out. Driveway swept clean.
Types of Weather Seals We Replace
Bottom Seal
The U-shape rubber astragal at the bottom of your door. The first to wear out and the most important — this is what stops water under the door.
Full Perimeter
Bottom + sides + top all replaced together. The right call if your door is 8+ years old or you can see daylight anywhere around the perimeter.
Jamb & Top Seals
Vinyl-flanged jamb stops on both sides plus the top flap seal. Stops sideways rain and the gap homeowners forget at the header.
Threshold Strip
A bonded rubber threshold on the garage floor — an extra line of defense for low-slope driveways or homes that flood at the door line.

Why Choose Us for Weather Seal Replacement?
🔨 We Don’t Leave Until It Passes the Daylight Test.

Weather Seal Questions Answered
How often should weather seals be replaced?
In South Florida, expect 3–5 years for a bottom seal and 5–8 years for jamb seals. UV and heat are brutal — the seal that lasted a decade up north will turn brittle here much faster. If you see daylight, cracks, or rubber that has lost its squish, it is time.
What does a worn weather seal look like?
Look for cracks, tears, or a flattened rubber lip that no longer compresses when the door closes. Other signs: water under the door after rain, leaves and bugs in the garage, drafts you can feel with your hand, or daylight visible along the perimeter when the door is closed.
Will new weather seals lower my energy bill?
Yes — especially if your garage is attached or under living space. A worn perimeter can leak as much conditioned air as leaving a window cracked. New seals also reduce humidity intrusion, which means less work for your AC and dehumidifier. Most homeowners see noticeable comfort change in week one.
Can I replace garage door weather seals myself?
The bottom seal (U-shape astragal) is one of the more DIY-friendly garage door jobs. Side jamb stops, top flap, and threshold strips are trickier — they require correct fastener spacing and proper profile selection for your exact door brand. If anything is misaligned, you still get water and bugs in. Our service starts at $80, fully installed and tested.
How long does the replacement take?
Most jobs are done in 60–90 minutes. A bottom seal alone is 30–45 minutes. A full perimeter (bottom + sides + top + threshold) takes about 90 minutes. We arrive with all common profiles on the truck, so it is one visit start to finish.
Do you replace weather seals on all door brands?
Yes — Clopay, Amarr, Wayne Dalton, CHI, Raynor, DAB Door, Hurricane Master, Martin, and any other brand we’ve seen on a Broward County home. We carry universal profiles plus brand-specific retainers for the trickier doors.
